💰 Retail Pricing Library — Peridot Historical Unit Costs
Frank Mk II is retail-only. For insurance estimates use the original Frank the Estimator. Refreshing here auto-classifies your approved proposals by margin (retail ≥ 40%, insurance ≤ 25%) and saves two separate libraries on the server.

How prices are sourced
Three layers, prioritized:
- Peridot historical library (this card) — built from your approved retail proposals. Median unit cost wins when an item matches.
- Claude training data — fallback for items not yet in your library. 2026 Atlanta-area best guess.
- Sanity-check guardrail — total $/SF must land in $150–$400/SF range for retail single-room remodels; outside that, AI revises or flags.
To reduce AI guessing: close more retail proposals → click Refresh Both Libraries → wider coverage → fewer guesses. Each new approved proposal sharpens the median.
1 · Who's estimating?
One-time setup per team member. Paste the JobTread grantKey from your browser's JobTread session. It's stored on this server only (file is root-owned, mode 600), never shared externally.

4 · Generate Estimate from Job Files 🤖
Reads every daily log, up to 100 site photos, and any floor plan files (Polycam/RoomPlan CSV, PDF, PNG, SVG) attached to the JobTread job. Produces a first-draft line-item estimate anchored to the actual measured dimensions. You review and edit before pushing to JobTread.
📄 Ingest an insurance / Xactimate estimate PDF (skip straight to a pre-populated retail scope)
Upload the insurance carrier's PDF (Xactimate/GAAT8X list). Frank Mk II reads every line item — even scanned image PDFs — via Claude, applies the Xactimate floor + 20% correction, adds contractor-supplement items the carrier under-scoped (drip edge, ice/water barrier, primer coats, etc.), and produces a tiered estimate. The 50% margin (2.0×) is applied by the dashboard after you review, same as any other estimate.
🎥 Add a video walkthrough (optional, before Generate)
Upload one or more video clips you shot on your phone (you can pick several at once — Frank Mk II processes them in sequence). Each clip is transcribed (Whisper or auto-captions), keyframes sampled, and turned into a structured markdown scope report via one AI pass. Each report is written to its own JobTread Daily Log; Generate Estimate reads all of them across the job. The original video files are deleted after processing — keep your own copy if you want a permanent record.
